What is land finance?

This form of finance is for land with future development potential, but no immediate ability to start building. While we can assist with land with no development angle, most of the requests we receive originate from developers. Accessing capital and properly structuring the component parts of the capital stack can make or break a real estate transaction. We can assist developers who have the track record and development expertise. Not all sites are spade ready and often these come at a premium or a reduced profit return so using land bridging should be an essential tool for every developer.

 

Points to consider

  • Investment pack: Creating an investment pack is key to creating a strong first impression. An easy analogy is standing up and presenting in Dragons Den – you have a small window to gain interest. Like any business, they are investing in the full proposition. Who is the developer, what have they done prior, is the scheme in a good location and in a strong market?
